What is an Ownership & Encumbrance Report
An Ownership & Encumbrance Report shows the current deed holder, open mortgages encumbering a property, judgments and liens against the owner that may attached to property, and current/delinquent taxes. The report consists of a Deed Search, Mortgage/Assignment Search, Judgment/Lien Search, UCC Search, and Tax Search. Together they provide a clear picture of the current status of the property. |

What types of public records do you examine?
Our professional title examiners carefully search Florida Tax Appraiser data, Tax Collector data, UCC State Registry filings, and the Clerk of Court’s Official Records for information related to the ownership and encumbrance of a property. |

Do all records filed against owner names and property affect the title?
There are literally hundreds of different types of documents on record, but not all documents affect title or encumber property.
1. EasyTitleSearch does not show cancelled, dismissed, expired, released, satisfied, or terminated records.
2. EasyTitleSearch does not show records that do not affect the title or encumber the property.

How dated are your search results?
Every county has records dating back to a different year.
a) If the owner on record obtained the title prior to these dates, we will not be able to perform title search.
b) If documents are beyond our records, we will promptly notify you of our inability to complete the search and issue a full refund.

How are completed reports delivered?
We create a PDF file that includes invoice, report, and the first page of all of the documents listed on the reports and tax print outs (when available). The report will be e-mailed to the provided address. |

Do you perform commercial searches?
We strive to complete all search requests sent to us, but it is not our policy to perform commercial, agriculture, metes and bounds, or developer properties searches. Commercial searches may be available, please use the contact form so we can give you a custom quote on a case by case basis as commercial reports typically take 2x to 3x the amount of work. |

What is your turn-around time?
Generally, we provide FAST 4 - 48 hour turn-around. If we are unable to meet this deadline due to current work load, you will be notified beforehand.
Reports submitted before 12pm weekdays will be ready in most cases between 3pm and 10pm the same day.
Reports submitted after 12pm during the will be ready between 3pm and 10pm the next week day.
Reports submitted over the weekend will be ready on the following Monday between 3pm and 10pm.

Are all search requests able to be completed?
All search requests are NOT able to be completed; EasyTitleSeach has some limitations.
1. Every county is different in regards to how far back we can search. If the deed was conveyed prior to the dates available to us, it is considered beyond our records. If we cannot complete our search, we'll notify you as quickly as possible and provide a refund.
2. Although we strive to complete all search requests sent to us, it is our policy not to perform commercial, industrial, agriculture, metes and bounds, or developer properties searches. We only perform residential, lot and block, condo, and apartment property searches.
3. Many times we're asked to research distressed (foreclosure) properties. Most of the time we're able to complete these with no problems, but on occasion, we decide not to take these searches if we cannot complete them within a reasonable amount of time.
4. We choose to keep our searches simple. Residential, lot and block, condo, and apartment property searches can be done in a reasonable amount of time and at the low price we offer.
5. If we cannot complete a search request, you will be notified as quickly as possible and refunded your money. A title insurance company may be able to complete your search request.
